1. How long does an EPC last?
The EPC has a 'shelf life' of one year after the production date, meaning if you wanted to sell your house less than one year after this time, you could include it in your HIP. If you undertake any of the recommended improvements suggested by the EPC, just attach a receipt or proof of work to the EPC. There is no legal requirement for us to re-assess your property in this circumstance if the EPC is less than one year old.
2. Will I need to be at the property to let you in?
We would prefer you to be present whilst we conduct our survey, but if you really can't afford the time, we are happy observe other access arrangements e.g. picking up keys from someone of your choosing. Please choose someone close to your property like a neighbour or estate agent.
3. I'm putting together my own HIP; can I order my EPC from you directly?

4. How long will the survey take?
The survey will usually take between forty minutes to an hour or more depending on how many extensions it has ande the complexity/size of the property.

6. How can I check your surveyors are qualified?
Confirmation of our credentials can be found by searching for us on the Landmark website. For your peace of mind we all also have up to date CRB checks. We are also fully insured and carry ID cards.
7. If I am unhappy with an aspect of your service, how can I make a complaint?
Please get in touch with us and we'll try our best to resolve the problem. If you prefer, we also have a complaints procedure.
8. I live in a conservation area; will the report recommend improvements I'm not allowed to make?
Don't worry; we don't make inappropriate recommendations which conflict with conservation regulations. We are aware of the location of conservation areas and their boundaries in our area.
9. Can I order my HIP from you?
Yes. Please contact us for a quote .
10. How far will you travel?
We operate in the north Lancashire and parts of West Yorks check our website We will accept instructions outside these areas in quiet times though our price may vary due to travel time and expense. If you have a question which was not answered in our FAQ, please don't hesitate to contact us
